Tall Pines Villas - Eligibility Criteria

  • A fully completed rental application and proof of identity is required.

  • Household members cannot exceed two (2) persons per bedroom.

  • Annual adjusted income cannot exceed the USDA Rural Development limit.

  • Farm labor applicants, if eligible, will be given priority for farm labor units.

  • Rental payment cannot exceed 45% of income, adjusted for rental assistance when applicable. 

  • Must have a gross annual income of at least $5,200. 

  • Credit history must demonstrate a history of payment of financial obligations. Excluded are negative ratings from medical providers, and previous telephone service providers, and non local utility companies. If local utility rating is negative, applicant must show a payment plan approved by the company or a receipt for payment to insure that utilities can be turned on in unit.

  • No criminal history showing convictions for crimes that pose a potential threat to safety or well being of persons or property or illegal drug activity.

  • Good tenant histories for a period of 3 years immediately preceding date of application. No evictions for non-payment of rent or for disturbances or damage to the community. Evictions for non-payment of rent more than 5 years old will be excluded.

  • Must demonstrate regular and stable financial resources for at least the previous three (3) months that provide ability to meet financial obligations, support the household and maintain the apartment. Family assistance is not considered a regular source of income.

  • Any former tenant of this apartment community whose tenancy was terminated for one or more lease violations or who did not fulfill the term of their lease shall not be welcome within the community and may not visit or stay as a guest in one of the apartments.
