Public Housing Lease Termination Notice Changes

HUD Policy Update
The U.S. Department of Housing and Urban Development (HUD) has issued a new rule that changes the notice requirements for non-payment of rent. During the COVID-19 pandemic, Housing Authorities were required to provide 30 days' notice before terminating a lease for non-payment of rent. HUD has now rescinded that temporary rule.

What This Means
Beginning in 2026, HUD regulations return to pre-pandemic requirements.

For Public Housing Residents, the required notice for non-payment of rent will be:
At least 14 day written notice before lease termination.

  • Rent due first (1st) day of the month
  • Rent is late after the second (2nd) day of month
  • Late fee amount is $1.00 per day
  • Court filing after the 14th on any resident account with a balance due

When This Change Will Take Effect at Eustis Housing Authority?
Eustis Housing Authority will implement this change after providing notice to residents.

The expected implementation date is June 1, 2026.
Until that time, we will continue following the 30-day notice practice currently in place.
